Who We Work With

The right buyer for
the right property.

Most of the land we buy never hits the market. It comes to us from people who want a straightforward sale to someone who will build something the neighborhood is proud of.

01

Longtime Homeowners

You've been in the house for decades, and it would need a major renovation to compete with what's being built around it. We buy it as it stands.

02

Estates & Heirs

Settling an estate is hard enough. We keep the sale simple and respectful: no clean-out required, no repairs, and a timeline that works for the family.

03

Landowners

Larger parcels, lots with subdivision potential, and vacant land. Our land-use background lets us see, and pay for, value that other buyers miss.

04

Agents

Bring us your teardown and lot listings. We underwrite quickly, communicate clearly, and close cleanly.

Why Sell to Barrett

A local family,
not a fund.

When you sell to Barrett, you're dealing directly with the Chamberlin family, the people who will build on your land. We've been doing this in Northern Virginia since 1987, and our name stays on the property long after we close.

We see the whole value of your land. We come from land use and land planning. Milton Chamberlin runs our county, permitting, and civil work, so we evaluate zoning, setbacks, and subdivision potential the way a planner does.
As-is means as-is. No repairs, no staging, no clean-out, and no strangers walking through your home.
Confidential and off-market. No sign in the yard, no listing history, and no public days on market.
Closing on your schedule. Fast if you need it, slower if you're planning a move. Ask about flexible closing and post-settlement occupancy.
A builder who cares what happens next. We build homes the neighborhood is proud of, because these are our neighborhoods too.
Where We Buy

Neighborhoods we
know street by street.

Our focus is the close-in Fairfax and Arlington communities where we've built for decades. We also consider surrounding Fairfax County properties case by case.

Fairfax County

McLean

Older homes on established lots in 22101 and 22102, plus multi-lot assemblages.

Arlington County

Arlington

Teardowns and infill lots across North Arlington, 22201–22209.

Fairfax County

Great Falls

Acreage, subdividable parcels, and estate properties in 22066.

Older & dated homes

Original-condition homes where the land is worth more than the house.

Teardowns

Any condition. Fire, water, or deferred maintenance won't scare us off.

Vacant & infill lots

Buildable lots, including ones that need some work with the county.

Larger parcels

Land with subdivision or assemblage potential.

Common Questions

Before you call.

How do you decide what to offer?+
We price from what the land supports for new construction: lot size and shape, zoning and setbacks, utilities, and what comparable new homes sell for nearby. Once you account for commissions, repairs, and months on the market, a direct sale often compares well with a traditional listing. We'll show you how we got to our number.
Do I need to fix anything or clean out the house?+
No. We buy as-is. Take what you want and leave the rest.
Will anyone know I'm selling?+
Not from us. There's no sign, no listing, and no open house. Your inquiry stays between you and our family.
What does it cost to get an offer?+
Nothing, and there's no obligation. If the numbers don't work for you, we part as neighbors.
Can I stay in the house after closing?+
Often, yes. Depending on our design and permitting timeline, post-settlement occupancy can work for both sides. Ask us about it early and we'll build it into the offer.
I already have an agent. Can we still talk?+
Absolutely. Have your agent reach out, or send us the details yourself and we'll coordinate with them.
My house is in good shape. Is it still a fit?+
Possibly. What we look at is the land and what it can support. Tell us about it and we'll give you a straight answer either way.
